CT Management Group has been undertaking Building Condition Assessment projects for over 28 years focused on the Local Government sector, State Government agencies and the not-for-profit sector including schools and associated infrastructure.

If you are planning to update your existing building assets condition and maintenance program data, then CT Management Group is ready to assist.

We have experienced inspectors that have worked in the building industry over a long period, and we assess at component and sub-component level and can also provide Disability Discrimination Act (DDA) compliance checks.

Data Collection

Utilising our own Building Condition Assessment application, we collect the following data as a standard:

  • Building and building component condition and defect condition data;
  • Maintenance requirements including trade types;
  • Footprint dimensions and floorplans;
  • GPS location updates to build GIS layers;
  • Defect locations are recorded and commentary on defect;
  • Risk rating;
  • Estimated cost of repair (using Rawlinson’s rates adjusted for local circumstances or council rates), urgency and timing;
  • Expected useful life and remaining useful life of the asset; and
  • Long-term forecast (10-years) by expenditure type (Capital Renewal, Cyclic Program and Operational Program).

CT Management Group utilise the standard 1-10 Condition Rating Scale but can also customise for your needs.

Outputs and Reports

Data files

Data outputs are provided to suit various asset management systems (e.g. Assetic, Conquest, TechOne, Asset Vision, etc). We can also provide formatted that can be uploaded into proprietary valuation software systems to deliver fast seamless valuations of buildings and other structures.

We also provide data in spreadsheet format with all information captured including photo links.

Reports

CT Management Group will provide a Summary Report on the building portfolio and individual Building Summary Reports with component and overall scores, maintenance register and linked photos.

This data will enable you to confidently continue to be able to plan, prioritise and fund ongoing maintenance activities and assist in informing your long-term financial plan and Building Asset Management Plan.
